While those factors matter, the real challenge is timing. Do you list first or buy first?What happens if your home sells before you find the next one?What if you fall in love with a home before yours is under contract? These are the questions that keep people up at night, and understandably so. The key is not to eliminate uncertainty entirely\u2014it\u2019s to create a plan that gives you options. When I guide clients through this process, we don\u2019t just focus on \u201cwhat if everything goes perfectly.\u201d We prepare for multiple scenarios so you always feel one step ahead, not one step behind. Selling with a Strategy, Not Just a Sign in the Yard If you\u2019re going to sell and buy at the same time, your sale needs to be strong, strategic, and intentional.
